"15. An owner or user of an appliance, equipment, a work or any other thing employed in the handling or use of gas shall ensure that the appliance, equipment, work or thing employed in the handling or use of gas is Maintained in a safe operating condition. O. Reg. 212/01, s. 15"

Furnace Maintenance Procedure for Licensed Technicians is as follows:
- Inspect & calibrate thermostat
- Check filter
- Inspect heat exchanger for cracks
- Check Furnace Inducer Motor
- Does the Inducer Motor sound rough or are there any signs of water leaking out of the motor?
- Clean burners
- Clean Flame Sensor/Rod
- Is Flame sensor dirty? Is the flame sensor weak?
- Check Hot Surface Ignitor (HSI) for signs of wearing or breaking. Test HSI and record readings.
- Check Gas Pressure (Manifold Pressure)
- Does the gas pressure match the manufacturer specifications?
- Inspect wiring for damage
- Are there any signs of burnt wires?
- Has anything fallen off?
- Tighten all electrical connections
- Test all safety controls
- Does the high limit close if the furnace exceeds the ideal temperature of the furnace?
- Does the furnace “Lock out” if Gas Valve is defective?
- Check Condensation lines and ensure no water leaks are found
- Are the condensation line worn out or are there signs that the line will start to leak soon?
- Check P-Trap
- Check Gas Pipes
- Ensure that no gas is leaking out of pipes
- Check voltage and amperage of motors
- Check Venting to ensure there are no cracks
- Old Venting (Black ABS) can crack which can lead to CO poisoning.
This is the most common hazard that technicians will come across. This is not only an issue for furnaces but also for power-vented water heaters.

- Check for CO
- Clean furnace. Wipe down furnace and vacuum out dirt and debris inside the furnace
