Ottawa Home Inspection
We are offering you a home inspection for your furnace and your gas fireplace, performed by a licensed and experience gas technician, which could save you thousands on potential issues in your new home.
These gas appliances can contribute to the highest expenses in your home. We frequently take our furnaces and fireplaces for granted because they are “out of sight and out of mind”.
Unfortunately, for most Ottawa residents, we do not spend too much time thinking about our home heating equipment; we only think about these things when there is a problem, and it becomes of utmost importance when we are in the dead of winter. We give a brief thought to our heating equipment when we move into a new house; a furnace in good shape gives the new homeowner peace of mind, while a furnace in bad shape could spell a price reduction on the home.
Most people who are looking to purchase a new home will hire a home inspector to inspect the house, ensuring all essential components of the home are in good condition and so that there are no worries for the home buyers.
Here is the problem: Most home Inspectors are not qualified in trades, so they have a general sense of things but do not have the licenses to back up their claims. You are paying for an opinion and not the facts. 99.9% of home inspectors in the Ottawa area are giving you their opinion on the home that you are looking to purchase, as there are no regulations for standardized training for home inspectors in Ontario.
This statement is very true when you are thinking about your furnace. This is important for you to know because our technicians visit many homes in a year to perform furnace maintenances, and it is not uncommon for them to find a problem with a furnace having a crack in the heat exchanger, in a newly purchased home. They may also find that the water heater venting is cracked and went unchecked during the home inspection.
In this situation, according to the gas regulations in Ontario, the technician will be required to shut down your furnace (or red tag it).
Sometimes in this situation, we have had home owners present our technicians with the home inspection report, which indicates that there was no problem with the furnace, when it was checked by the home inspector. Unfortunately, in 100% of these cases, the home inspector only performs a visual inspection, as they are not a licensed gas technician. We have to inform the home owner that in order to find out the true condition of the furnace or whether there is a problem with their furnace, an inspection must be performed by an individual who is licensed to work on gas appliances/equipment.
Furthermore, in some cases, the customer has said that they will contact their home inspector and have them contact us. In this situation, the customer believes that the home inspector's report is the law; it is important for customers to understand that while home inspectors may have some general experience and knowledge of a furnace (i.e. age of furnace, natural gas or propane, high efficient or mid efficient), they are not a licensed gas technician. The information they provide you may be useful but they will not be able to inform you about whether the furnace is safe and in good condition.
Ontario regulation 212/01
